Why Engage Before You Build WA?

We Review Your Contracts From a Builder’s Perspective.

We understand and review contracts the way builders do - from their point of view. This gives you insights most homeowners, and even many professionals, would never be aware of.

Our builder-focused approach helps you see the practical implications behind every clause, so you know exactly what to expect during construction. Understanding the level of service, transparency and accountability you’re entitled to gives you the confidence to negotiate fairly and achieve a better outcome with your builder.

We’ll Confirm If Your Agreement Completely Aligns With Your Expectations.

From inclusions, promotions and the exclusions your consultant won’t always disclose, to the finer details like door heights, ceiling finishes and kitchen specifications - we’ll learn your build as if we’re building it ourselves.

We look beyond the paperwork to ensure what’s promised is what’s actually being delivered. We provide practical design feedback to improve the flow, functionality and comfort of your home - small changes that make a big difference once you move in.

When your review is complete, you’ll receive an easy-to-follow Assessment Booklet summarising our findings. We’ll then spend up to two hours going through every detail with you, so you can move forward with confidence before signing anything.

We’ll Assess Your Risk.

From potential price increases to unexpected sitework blowouts, we help you identify where the real risks are - and how to protect yourself before it’s too late. We translate complex contract terms into plain English, so you understand your rights and your builder’s obligations.

We’ll review your price-hold terms, trigger dates, and grace periods, and confirm when and how a builder can lawfully apply price changes.

We also assess provisional sums that should be fixed, check that sitework allowances are realistic, and clarify key contractual milestones so you’re aware of what’s required from both sides. Beyond that, we review energy efficiency, compliance requirements, and any special conditions within your HIA or MBA contract — ensuring nothing is missed and that you’re fully informed before you commit.

What Our Clients Say

What’s the Worse That Can Happen?
Real Life Examples You
DON’T Want to Relate to.

The $32k Mistake a Client Will Never Forget.

He came to us for a free consultation, we explained the risk involved with his untitled block.

He trusted his building consultant, said “They seem nice. They wouldn’t do me dirty” and felt he didn’t need our assistance moving forward.

Exactly 4 months after signing his building contract, just before the builder was ready to commence work on site, he was given a choice from the builder:

Option 1: A $32,000 price increase, or

Option 2: A $30,000 cancellation fee

We warned him “they work for the builder, not you” and when the price increase came? He asked for help, the consultant said there wasn’t anything he could do.

Unfortunately, it was too late for us to step in.

The Builder Won't Always Tell You This, But They Should.

A floor plan was drawn up based on incorrect land dimensions. The builder removed half a metre from the middle of the design to make it comply ... without even telling the client.

Is Your Borrowing Capacity Falling Short?

A client asked us to review their PPA - only for us to discover they didn’t have the borrowing capacity to cover the house and land package they were about to sign for (yes, our broker had to step in and we insisted they sort out their finances before we continued).

You Have More Options Than You Think.

One client had no idea she could choose different floor plans when she inquired about a builder’s house and land package. Yes, you can choose different floor plans, you can even customise a lot more than you think!

Know What Documents Your Entitled To, Before Committing To a Builder.

We've seen clients jump straight into signing a building contract, no preliminary agreement, no fixed siteworks, no working drawings (Yes, this still happens. No, it’s not how it should be done).
